ALL CAULKING IN WALK-IN SHOWERS INCLUDING FLOOR/SEATS AND DRAIN

IN ADDITION TO WINDOW PLATES, WINDOW GUIDES MUST BE CLEANED AND LUBRICATED.

OWNER RESPONSIBLE MAINTENANCE ITEMS

Oak Run Declaration of Condominium pp. 9.2 clearly defines owner’s responsibility re maintenance. Our condos are 20 years old and aging. All owners should be aware of their responsibilities re maintenance within their units. Failure to maintain increases owners possibility for damage to their units as well as possible damage to other units  affected for which they would also bear responsibility. This is particularly relevant to 2nd floor owners. The following water related areas have exceeded their original planned “lifetime” and need replacement/maintenance. These are owners responsibilities. Toilet tank washers, wax rings and shut off valves, all sink valves, shower mixing valves, refrigerator water lines, water heaters, washing machine valves and lines, A/C drainage lines. Additionally garage door and window/door track maintenance are the responsibility of owners

OPENING MAIN WATER VALVES

1) Make sure at least 2-3 faucets in your unit     are fully open before opening your main     water valve.                        

2) Open the valve SLOWLY.

3) After getting a steady water flow it is safe     to turn off your faucets..

This prevents “air Hammering” and ruptured in-wall pipes                                                                           

2) open the valve slowly.

3) Turn off your inside faucets after you get a steady water flow.
